Asphalt Paving

New construction, full-depth replacement and mill-and-overlay for parking lots, drive aisles and loading areas.

Asphalt Paving for commercial properties

When a lot is past the point of patching, paving is the fix that resets the clock. We start with what's underneath: grade, drainage and base. Asphalt laid over a failed base cracks again, so we look at why the old surface failed before we price new asphalt.

Depending on the condition, that can mean milling the top layer and overlaying fresh asphalt, or removing the pavement down to the base and rebuilding it. We'll show you which areas need which approach, so you aren't paying for full replacement where an overlay will do.

What's included

  1. Site inspection, measurements and photos
  2. Grading and drainage review
  3. Base repair and compaction
  4. Hot-mix asphalt laydown and rolling
  5. Mill-and-overlay for sound bases
  6. Restriping once the asphalt cures

Signs it's time.

Any of these on your property? We'll inspect it for free and tell you what it needs, and what can wait.

  • Widespread alligator cracking
  • Potholes that keep coming back after patching
  • Standing water from poor grading
  • Surface that's crumbling or raveling across large areas

Common questions.

How do I know if my pavement needs repair, sealcoating or replacement?

It depends on the condition of the pavement and what's causing the failure, which is why Pavement Enforcement inspects first. As a general rule, surface wear and fine cracks call for crack sealing and sealcoat; localized potholes and alligator cracking call for patching; and widespread base failure calls for mill-and-overlay or full-depth replacement.

Can you schedule work around tenants and business operations?

Yes. Pavement Enforcement phases commercial work so properties stay accessible, coordinating traffic flow, parking access, deliveries and scheduling to keep disruption to tenants, customers and employees to a minimum.

How long does a new asphalt parking lot last?

A well-built commercial asphalt lot in Southern California commonly lasts 15 to 25 years with regular maintenance. The base, drainage, traffic loads and how consistently the lot is crack sealed and sealcoated make the biggest difference.
